In McKinney, most termite inspections take 30 minutes to an hour, depending on the home’s size and how easy it is to reach the attic, crawl space, and exterior. The inspector checks baseboards, door frames, the foundation line, and other spots termites love, then writes up a Wood Destroying Insect (WDI) report.
Once a year is the standard recommendation, since the warm Texas climate keeps termites active for most of the year. Plan on one any time you buy a home, too, because lenders often request a WDI report before closing, especially for VA loans.
Not in the “call someone at midnight” sense, since termites work slowly and won’t bring a house down overnight. Still, don’t wait months. Schedule an inspection soon so you know how far the damage goes and can start treatment before it spreads.
Mud tubes along the foundation, piles of discarded wings near windows, and wood that sounds hollow when you tap it are the big ones. You might also notice bubbling paint or tiny holes in drywall. Subterranean termites are the most common type in North Texas, so keep an eye on any spot where wood sits near soil.
Termites usually swarm in McKinney from late February through May, often right after a warm rain. That’s when you’re most likely to see winged termites indoors, but they feed year-round in Texas, so it’s worth scheduling an inspection any time.
